Any Surveyors out there?

Hi

Just a try really.

I am in the process of buying a new house. :S

It looks like I might actually have to use the services of a surveyor. I'm hoping that it will only require some advice on a few matters.

Is there any surveyor out there in ExeWeb land who would be prepared to give me some genuine independent advice for a genuine price?

Any help would be gratefully received.

The number of houses I've bought is well into double figures and the only time I've ever used a surveyor was for specific advice on the cracking of a garden retaining wall as a result of a previous traffic accident. However even then, as the garden wall was adjacent to a highway (and I thought that to a degree the County Council would have some responsibility for the maintenace of that wall as it was holding up part of their highway) I received better 'free' advice from a County Roads Engineer who specialised in wall structures.

Generally speaking anything that a surveyor can see on inspection, you will also be able to see. Any cracks or subsidence will be pretty obvious, as will be woodworm or rot. I have often redeveloped properties before selling them on, and it is easy to factor small problems into your total redevelopment costs without having a surveyor telling you "there's a crack here Sir, my fee for spotting it is £300."

If you have big cracks or obvious subsidence either avoid it like the plague or negotiate a really substantially reduced price (sufficient for a major rebuild if necessary).

What specific problems have you got?

Unfortunately RAWZ, the OP is after a different type of surveyor. We don't do evaluations, nor do we do conditions.

We're land surveyors, so we can, however, measure up the property and surrounding land to produce topographic survey plans, floor plans, elevations and sections, amongst other things.

Shame there have been no surveyors to offer their services. :(

I will PM you Rightwing with the resaons why I am looking at using a Surveyor.
